A home that stands empty for most of the year can seem an obvious candidate for holiday letting. Sometimes it is. But letting changes how you use the house, how it wears and what you are responsible for, so it is worth going through the questions before publishing a listing.

The legal starting point

Short-term tourist letting in Portugal generally requires registration as Alojamento Local (AL). Requirements, restrictions and the position of your municipality or building should be checked for your specific property before you commit to anything, including whether new registrations are currently possible where your home is.

Questions for your advisers

  • Can this property be registered, given where it is and, for an apartment, its condominium?
  • What are the tax consequences, in Portugal and in your country of residence?
  • Does your insurance cover paying guests, or do you need a different policy?
  • What safety and other requirements apply to the property?
  • Which records and guest registrations are you responsible for?

The practical questions

  • Who will handle bookings and guest messages?
  • Who hands over keys, and who answers if a guest cannot make something work?
  • Who cleans between stays, and how quickly can it be done?
  • What should be locked away? Personal items and valuables need a plan.
  • How will you keep weeks free for yourself?
  • How much extra wear and maintenance should you budget for?

Be realistic about the numbers

When you compare income with costs, remember cleaning, laundry, utilities, maintenance, insurance, tax, booking fees and any management charges. Letting works for some homes and owners and not for others. There is nothing wrong with deciding it is not for you.
