How it works
A clear path from first conversation to settled routine.
You should know what will happen, who will do it and what it will cost before anything starts. This is how we get there.
Step by step
Six stages, with a decision for you at each.
01
First conversation
Use the form, or telephone Viktoriia. Tell us where the property is, how you use it and what you would like help with. If it does not look as though we are the right fit, we will tell you. This conversation places you under no obligation.
02
Property assessment
Where appropriate we visit the property with you or with your authorisation. We look at the general condition, the outdoor areas, how the home is used and who already works there. This helps us understand what the house needs. It is not a technical survey.
03
Tailored proposal
We set out in writing what we suggest: which services, how often and at what fee, and how supplier costs would be handled. You can change it, take your time or decide not to go ahead.
04
Agreement
Once you are happy, the arrangement is recorded in an agreement. It covers the scope, the authority you give us, how approvals and payments work, and how we will communicate.
05
Onboarding
We organise keys and access, note the details of the house and collect the contacts of your existing suppliers. If you need new suppliers, we can suggest them. Any first tasks are put in hand.
06
Ongoing care
Inspections, maintenance coordination, cleaning, administration and arrival preparation then run according to your agreement. We keep you informed, bring you what needs a decision, and adjust the arrangement as your needs change.

Working at a distance
You do not need to be here to begin.
Many of the owners we speak to live abroad, so the first conversation can take place by telephone. Where the property is visited without you, this is done with your authorisation, and we will agree how to share what we find.
You stay in touch with one person throughout.
The first step is simply telling us about your home.
